What Is Zion Shores?

Zion Shores is a luxury surf and waterfront community being developed in Washington, Utah, just outside St. George.
Unlike a traditional hotel resort, Zion Shores is a residential vacation community made up of privately owned townhomes and larger waterfront homes. Some of those homes are expected to be made available as short-term vacation rentals when their owners are not using them.
At the center of the community will be multiple surf experiences, including a PerfectSwell® traveling-wave pool and two UNIT® surf pools. A private nine-acre lagoon will provide additional space for swimming, paddleboarding and time along the water.
The result is intended to be a Southern Utah vacation experience where the resort is not simply where you stay. It is a major part of the trip.
Guests may be able to surf in the morning, spend the afternoon at the lagoon, relax beside the water and still use Zion Shores as a home base for exploring St. George, Zion National Park, Snow Canyon and Sand Hollow.
Can You Stay at Zion Shores?

Yes. Vacation rentals are planned at Zion Shores, although homes are not yet available to reserve through Ember Stays.
Zion Shores properties are designed to support short-term rentals, and renters are expected to receive access to certain community amenities through the home in which they are staying. Exact access policies, surf-session reservations and guest fees will be confirmed closer to opening.
Rental inventory will depend on when individual homes are completed and which owners choose to make their unused dates available. Not every privately owned home at Zion Shores will necessarily operate as a vacation rental.
As the exclusive on-site property management company for Zion Shores, Ember Stays will manage eligible rental homes within the community. That includes reservations, guest communication, cleaning, maintenance coordination and the overall guest experience.
When Will Zion Shores Vacation Rentals Be Available?
Zion Shores is still under development, and Ember Stays is not currently accepting vacation rental reservations for the resort.
The community is expected to begin welcoming guests as homes and amenities are completed, but individual construction schedules may vary. A confirmed first booking date has not yet been announced.
Until then, guests can join the Ember Stays interest list to be among the first to hear when Zion Shores vacation rentals become available.

What Will It Be Like to Stay at Zion Shores?

Zion Shores is being designed for travelers who want more than a place to sleep between day trips.
A future stay could include a surf session, along with swimming or paddleboarding in the lagoon. Families could spend time at the pools, walk along the boardwalk or relax near the water while different members of the group choose their own pace.
That variety could make Zion Shores especially appealing for groups with different ages and interests.
Experienced surfers may be drawn to the traveling-wave experience. Beginners may be more interested in lessons or the standing and dynamic wave pools. Children and non-surfers can still enjoy the lagoon, pools and gathering spaces.
When the group wants to explore beyond the resort, St. George dining, outdoor recreation, golf, live entertainment and several of Southern Utah’s best-known parks are within reach.
Then everyone can return to a private vacation home rather than separating into individual hotel rooms.
What Amenities Are Planned at Zion Shores?
Zion Shores is planned around a collection of surf and water amenities that are unusual for an inland vacation destination.
PerfectSwell® Surf Pool

The primary surf attraction will be the largest PerfectSwell® surf pool in the world that has the technology to produce a traveling wave designed for repeatable surf sessions.
Rather than waiting for ocean conditions to cooperate, surfers will be able to reserve controlled sessions based on the resort’s final operating schedule.
This is expected to be the community’s main high-performance surf experience and a major reason guests choose Zion Shores over a more traditional Southern Utah vacation rental.
Two UNIT® Surf Pools

Two additional UNIT® surf experiences are planned near the nine-acre lagoon.
These include a dynamic wave and a standing wave, creating more ways for guests and owners to spend time on the water. The variety may also make the resort more approachable for groups that include surfers with different experience levels.
Private Nine-Acre Lagoon

The nine-acre private community lagoon is expected to provide space for swimming, paddleboarding and relaxed days beside the water.
The lagoon is reserved for owners and renters, rather than general public access. That limited access is intended to create a more private and less crowded experience for guests staying within the community.
Pools, Boardwalks and Cabanas

The planned resort layout also includes pools, cabanas, beaches, waterfront gathering areas and a boardwalk connecting parts of the community.
These spaces are intended to create a resort atmosphere around the surf pools and lagoon, giving guests places to relax between activities without leaving the community.
Will Vacation Rental Guests Have Access to the Surf Pools and Lagoon?
Zion Shores has stated that renters will be included in its amenity-access system.
The current access order gives first priority to owners, followed by renters. The private lagoon is expected to be available to owners and guests staying in eligible Zion Shores homes.
However, staying in a Zion Shores vacation rental may not mean that every surf session is automatically included in the nightly rate.
Several details still need to be finalized, including:
- Whether surf sessions are included or purchased separately
- How far in advance guests can reserve sessions
- Whether lessons and coaching will be available
- Board and equipment rental options
- Age, height or skill requirements
- Daily session limits
- Waiver requirements
- Spectator policies
- Exact lagoon and pool access procedures
Ember Stays will publish the confirmed guest-access information for its managed homes once those policies are finalized.
What Types of Zion Shores Vacation Rentals Will Be Available?

The exact Ember Stays rental collection will be determined as homes are completed and owners choose whether to make unused dates available.
The community is expected to include two primary types of vacation homes.
Surf-Front Townhomes
Zion Shores’ Travel Wave Village will include three- and four-bedroom townhomes overlooking or located near the primary surf pool, beach and community village.
Current plans range from approximately 2,488 to 2,677 square feet.
These homes may be a good fit for:
- Families
- Couples traveling together
- Smaller groups
- Surf-focused trips
- Guests who want convenient access to the central resort amenities
Some townhomes are positioned near the boardwalk, cabanas, pools and traveling-wave area, creating an experience that feels connected to the activity of the resort.
Larger Waterfront Vacation Homes
Zion Shores will also include larger homes around the lagoon and surf amenities.
Depending on the individual property, these homes may include:
- Multiple bedroom suites
- Bunk rooms
- Large kitchens and dining areas
- Private pools or hot tubs
- Game rooms
- Outdoor gathering spaces
- Lagoon or surf-pool views
- Direct or nearby water access
These larger homes may be better suited to family reunions, multi-family vacations, retreats and groups that want to stay together under one roof.
Individual rental listings will include the confirmed bedroom count, sleeping capacity, home amenities and resort access associated with that property.
Who Will Zion Shores Be Best For?

Zion Shores will not be the right choice for every Southern Utah trip. Its strongest appeal will be for travelers who expect to spend meaningful time enjoying the resort itself.
Zion Shores may be a strong fit for:
- Families who want activities available within the resort
- Surfing families and groups with mixed skill levels
- Multi-family vacations
- Family reunions
- Groups combining Zion National Park with resort days
- Travelers who want water recreation without going to the coast
- Guests who prefer a private vacation home over separate hotel rooms
- Groups with both adventurous and relaxation-focused travelers
- Retreats that need large common areas and built-in recreation
Zion Shores may not be the best fit for:
- Travelers whose only priority is staying as close as possible to Zion National Park’s entrance
- Guests looking for the lowest-cost lodging available
- Travelers who plan to spend every day away from their accommodations
- Visitors seeking a quiet cabin or remote wilderness experience
For the right group, the appeal of Zion Shores will be the ability to combine a Southern Utah sightseeing trip with a full resort vacation.
Is Zion Shores Inside Zion National Park?
No. Zion Shores is located in Washington, Utah, near St. George. It is not located inside Zion National Park or directly beside the park entrance.
The community can still serve as a base for a Zion day trip, but guests should plan for driving time, traffic, parking and park-entry logistics.
Travelers whose only goal is to reach the park entrance as quickly as possible may prefer lodging in Springdale.
Zion Shores may be a better fit for groups that want Zion National Park to be one part of a broader vacation that also includes:
- Surfing
- Swimming and lagoon time
- St. George dining and activities
- Snow Canyon
- Sand Hollow
- Golf
- Live entertainment
- Relaxing at a large private home
What Else Can You Do Near Zion Shores?
Although the resort is expected to offer enough activity for full days on the property, Zion Shores will also be positioned near many of Southern Utah’s most popular attractions.
Explore St. George
St. George offers restaurants, golf courses, shopping, parks, family attractions and year-round events.
It can be an easy place to plan dinners, grocery stops or lower-key activities between outdoor adventures.
Visit Snow Canyon State Park
Snow Canyon provides scenic drives, hiking trails and dramatic desert scenery without requiring a full-day national park trip.
It is especially useful for groups looking for shorter hikes or a flexible outdoor outing.
Spend a Day at Sand Hollow
Sand Hollow State Park is known for boating, swimming, paddleboarding and off-road recreation.
It gives active groups another water and adventure option beyond the Zion Shores resort amenities.
Take a Day Trip to Zion National Park
Zion remains one of the region’s major attractions.
Depending on the season, visitors may plan scenic drives, shuttle trips, shorter family hikes or more demanding routes. Guests should check current National Park Service conditions and shuttle requirements before visiting.
See a Performance at Tuacahn
Tuacahn Center for the Arts hosts seasonal performances in an outdoor amphitheater near Snow Canyon.
An evening performance can be a good addition to a trip built around daytime surf and outdoor activities.
